A Record Quarter for Acquisitions
Fund IV just closed on the two largest acquisitions in its history: manufactured housing communities in Iowa and Ohio, representing roughly $67 million in new investment and a new monthly record for the fund.
Both properties reflect the acquisition thesis that has defined Crystal View’s approach from the start. Institutional-quality assets, previously held under smaller, mom-and-pop ownership, that haven’t yet reached their operating potential. It’s exactly the kind of opportunity where our platform is built to create value.
Putting the Playbook to Work
The moment a new community joins the Crystal View portfolio, the work begins. For these acquisitions, that means a detailed value-creation plan already in motion bringing in new homes to fill vacant sites, metering utilities to better manage costs, and repositioning rents closer to market level.
Each of these levers drives towards the same outcome, growing net operating income, which is the engine behind the returns we deliver to our investors.
The results are showing up in the numbers. Fund IV is currently performing ahead of its original underwriting and continuing to pay preferred returns to investors. A reflection of the fundamentals behind these communities and the operational discipline our team brings to every asset.
What’s Next
The momentum doesn’t stop with these two closings. Crystal View has a number of additional acquisitions moving through the pipeline that fit this same profile: strong bones, underutilized potential, and a clear path to value creation.
At the same time, several existing Fund IV assets have recently drawn unsolicited interest from outside buyers, at valuations well above where those properties currently sit on our books. It’s an encouraging signal of the value already built into the portfolio and a preview of the kind of outcomes Fund IV is positioned to deliver as these assets mature.
