In Q1 2025, while many public REITs forecasted flat to negative revenue and NOI growth, Crystal View Capital delivered:

  • 2.3% revenue growth in self-storage
    (vs. ~0.4% average across major self-storage REITs)

  • Over 9% revenue growth and 8% NOI growth in manufactured housing

In a softening market, where movement in the storage sector has slowed and housing affordability continues to challenge consumers, our portfolio continues to outperform.

How? We’re focused on value-add strategies that adapt in real time; pulling the right levers, enhancing underperforming assets, and maximizing returns without bloated overhead or rigid structures.

Learning from the Big Players—Then Doing It Better

We don’t operate in a vacuum. In fact, we pay close attention to public REIT strategies and learn from their successes. But where large institutions are constrained by scale and bureaucracy, we remain nimble, able to apply learnings swiftly, test new strategies at the asset level, and course-correct as needed.

Our Existing Customer Rental Increase (ECRI) program is one example. Implemented carefully and strategically, it’s driven meaningful revenue growth without disrupting customer experience, a balance many REITs struggle to strike.

Another key difference? Exit strategy.

REITs often focus solely on acquisitions to fuel growth, holding assets indefinitely for dividend stability. That can dampen returns when markets shift. At Crystal View, we consistently evaluate each asset’s lifecycle, knowing when to hold and when to exit to maximize value.
