Fund III Update: Successful Refinance of Ohio MHC
We’re excited to announce that Fund III have successfully closed on the refinance of our 60-site mobile home community in Mount Vernon, Ohio.
This property, acquired less than three years ago, has shown significant performance improvements under our ownership. We’ve implemented strategic operational enhancements and value-add initiatives that have resulted in a 52% increase in Net Operating Income (NOI) since acquisition.
The new refinance, secured through Freddie Mac, provides a $1,996,000 loan at a 5.73% fixed rate for 10 years.
Thanks to these improvements, we’ve been able to reduce our remaining equity in the deal to just 14% of the initial investment, while delivering a cash-on-cash return of over 18% to our investors.
The same disciplined strategy that drove this success, enhancing operations, unlocking value, and strategically leveraging financing, is exactly what we are applying across our Fund IV portfolio, which is currently open to new capital.
