Investing in Growth and Infill Opportunities in West Virginia

At Crystal View Capital, we focus on creating long-term value through strategic growth and hands-on execution. One of our 361-site manufactured housing communities in Martinsburg, West Virginia, acquired in July 2021 for Fund III, is a great example of that strategy at work.
In Q1, we implemented a 4% rent increase generating an additional $133K in annual revenue while continuing to invest in lot preparation across the community. Even with these improvements underway, the community maintained strong cash flow, a reflection of both operational efficiency and high demand.
New homes prepped during the quarter are expected to hit the market in Q2. With three home sales currently pending and steady interest across our available inventory of seven-plus homes, we’re on track to reach full occupancy soon. The final two homes are in the process of being ordered.

Looking ahead, our development team will be on-site in Q2 to evaluate potential infill opportunities. By reviewing spacing, setbacks, and underused areas of the property, we’re exploring ways to add new lots beyond the original site, creating further upside for the fund.
Our team remains focused on expanding access to affordable housing while delivering strong results for our investors.
These results translated into meaningful cash flow for Crystal View Capital Fund III in Q1, driven by accelerated rent growth, stable collections, and strong occupancy metrics. Our approach continues to create near-term income while compounding long-term asset value.
