Through targeted operational improvements and strategic management, our team grew the net operating income by 30%. This was achieved by increasing rates by 20% and raising occupancy by 20% since acquisition, demonstrating the impact of active oversight and market-driven adjustments.

These performance improvements enabled us to secure a 10-year CMBS loan of $3,350,000 at 6.39% interest only, allowing us to pull out 87% of our initial equity capital. The refinance positions the property to deliver a projected 42% cash-on-cash return, creating immediate value for investors while setting the stage for sustainable, long-term growth.
