Crystal View Capital Fund IV is under contract to acquire a 173-site mobile home community in Northwestern Michigan, continuing to expand our footprint in the Michigan manufactured housing market. This deal was sourced off-market from a mom-and-pop absentee owner.
Deal Highlights:
Local Synergy: We already own 223 site mobile home community within 10 miles of this property, allowing for efficient, centralized management.
Strong Value: Acquisition price is approximately $39,000 per site, well below replacement cost.
Upside in Rents: Current lot rents: $425, with market rents $600+. Our plan is to gradually adjust rents to market over the next two years.
Additional Opportunity: The community includes 15 vacant homes that weren’t included in our base projections. With successful rehab and lease-up, there’s meaningful upside.
Projected Returns:
7.5% cash-on-cash in year three
19–20% IRR over a six-year hold
