We have a 224-site mobile home community located in Eastern Iowa now under contract for Fund IV. This acquisition reflects our continued focus on identifying well-located, underperforming assets with clear upside potential.

The community is currently owned and operated by a local mom-and-pop group, with below-market rents and unmetered city utilities. Our operational strategy includes implementing utility sub-metering and aligning rents with market rates over time, all while maintaining affordability for residents.

This opportunity is further enhanced by its proximity to one of our existing assets in Fund III—a 423-site community within the same market. The geographic overlap enables us to capitalize on management efficiencies, reduce operational costs, and strengthen our presence in the region.

If executed as projected, the investment is expected to generate a low- to mid-20% IRR over its hold period.
