We’re thrilled to announce a major milestone for Fund II — the successful disposition of our seven-park manufactured housing community (MHC) portfolio in the Northeast, resulting in $10 million in distributions to investors.

This transaction underscores two key trends shaping the industry today: the growing institutional appetite for MHC assets and the value unlocked through disciplined, operationally driven strategies.

From a Three-Park Start to a Seven-Park Success

The story of this portfolio began in January 2021, when we acquired an initial three-park collection in high-demand Northeastern markets. As we identified additional opportunities with strong fundamentals and synergies, we strategically expanded the portfolio to seven parks.

Throughout the hold period, our team implemented a series of value-add initiatives designed to enhance both property performance and resident experience, including:

• Rent alignment to capture full market potential

• Infrastructure upgrades that improved community quality and long-term resilience

• Operational efficiencies that streamlined management and boosted NOI

Strong Home Sales and Investor Returns

In addition to property-level gains, we executed the sale of 65 homes across the portfolio, generating $1.1 million in home sale revenue — a direct contributor to investor returns and a testament to demand within these communities.

Building on Proven Strategies in Fund IV

The success of the Northeast MHC Portfolio is a direct reflection of our vertically integrated approach and commitment to disciplined growth. We’re now applying these same strategies in Fund IV, which remains open to new capital and is focused on identifying high-potential manufactured housing opportunities nationwide.
