Refinancing Success: A Safe Storage, Chipley, FL
Crystal View Capital is pleased to share an update on A Safe Storage, our 283-unit self-storage facility in Chipley, Florida, which we acquired in June 2022. Through disciplined operations, strategic market insights, and targeted financial structuring, our team has strengthened the property’s performance and created meaningful value for our investors.
When we acquired the property, the market presented a clear opportunity for growth. By identifying that the market was undervalued and implementing targeted operational improvements, we were able to increase the net operating income by 173%, raise the average unit rent from $81 to $131 per month, and maintain 90% occupancy throughout our value-add initiatives. These results highlight our disciplined approach to enhancing operations and unlocking value.
The performance gains enabled us to secure favorable long-term financing with a 10-year CMBS loan of $3,180,000 at an interest rate of 6.39%, strengthening the property’s outlook and positioning it for continued strong performance.
The same disciplined strategy that drove this success, enhancing operations, unlocking value, and strategically leveraging financing, was also demonstrated in our recent Fund II and III refinance in in Michigan just one week ago. We are now applying this same approach across our Fund IV portfolio, which is currently open to new capital.
