Crystal View Capital is pleased to share an update on Woodridge Mini Storage, a 551-unit self-storage facility in North Carolina acquired in July 2022. Previously a mom-and-pop owned and operated facility, the property presented a clear opportunity for growth.

Through professional marketing, operational improvements, and strategic management, our team grew the net operating income by 47% and increased the average unit rent from $78 to $123 per month. These initiatives strengthened operational performance and positioned the property for long-term value creation.

The improvements enabled us to secure a 10-year CMBS loan of $5,350,000 at a 6.48% interest rate, allowing us to pull out 76% of our initial equity capital. This refinance positions the property to deliver a projected 7.74% cash-on-cash return going forward, while providing flexibility for ongoing operational growth and future opportunities.
