From January 2024 to January 2025, occupancy jumped 13% — the result of intentional planning, smart execution, and seamless coordination between our on-site, asset management, and marketing teams.
Smart Strategy in a Saturated Market
Tacoma is no stranger to self-storage. With a crowded market, we knew we needed a disciplined and efficient game plan. Our team doubled down on target marketing, smart pricing adjustments, and a hands-on operational approach.
Since Q3 2024, the average rental rate has risen by $5.23, and with the occupancy gains we’ve seen in Q1 2025, the property is now generating an additional $1,200/month in revenue.
Operational Strength Behind the Numbers
We’ve also seen meaningful improvements on the operations front:
Credit loss has been down significantly since November 2024.
Tenant insurance participation continues to outperform underwriting assumptions, boosting NOI.
Controllable expenses are being actively managed by both our on-site and asset management teams.

Curb Appeal + Capacity: A Win-Win
In 2024, we completed a curb appeal lift at Sales Road Storage — including unit repairs, fresh exterior paint, and the removal of outdated landscaping. This not only enhanced the look and feel of the property, but also created space for additional outdoor parking, expanding our rental inventory and long-term revenue potential.
