With the announcement of our record-breaking cash flow performance in Q4 2024 for Fund III, we wanted to highlight one of our assets, our Midwest RV Campground that has made significant strides in directly impacting these results.

Property Overview
Located approximately 45 minutes south of Dayton, OH, this RV campground was acquired back in January 2023.
Under the leadership of our in-house asset management team and our field managers, this property underwent substantial operational and financial improvements-resulting in the expansion of 60 new annual sites, setting the stage for continuous growth.
Net Operating Income (NOI) Enhancement
Below is the financial impact of our efforts (based on November year over year):
From this, our projected average winter-month Net Operating Income (November-March) is expected to reach approximately $34,000 per month.
As a result of this Net Operating Income growth, at a 8.0% cap rate, the NOI increase translates to an additional $2.1 million in property valuation.
The Solution: Value-Add Strategy Execution
With the thorough research completed by our team, we identified key improvements, leading to the current performance of the property, which includes:
Winterization Without Major Infrastructure Overhauls: The team discovered that the existing water lines were already deep enough, eliminating the need for costly repositioning. Instead, they focused on winterizing above-ground infrastructure by installing heat tape, upgrading hydrants, and insulating the shower house windows.
Expanding Year-Round Sites: These winterization efforts allowed the park to expand from just 17 year-round sites to all 80 sites being open year-round!
Optimizing Rental Cabins: The team relocated three rental cabins closer to the lake, significantly increasing demand and leading to constant booking requests. The former cabin sites were converted into new, revenue-generating year-round RV sites rather than leaving them unused.
