How Vertical Integration Drives Operational Excellence at Crystal View Capital
An Inside Look with Investor Relations and Operations

At Crystal View Capital, creating long-term value for our investors starts long before an asset is officially acquired and it continues daily through hands-on, integrated management. In a recent conversation, Ben Brundage, who leads our Investor Relations team, sat down with Mikey from our in-house operations team to discuss how our vertically integrated model empowers us to uncover value others might miss.

Why Vertical Integration Matters

As Mike explains in the video, Crystal View Capital operates through Osprey Management, a fully integrated property management company. This means everything from rent collection to ground-up development is handled in-house. That level of control helps mitigate risk, ensures consistency across markets, and allows us to respond quickly and effectively to each asset’s unique needs.

“We're not outsourcing management,” Mikey shares. “Because we operate our own assets, we’re able to identify and capitalize on real-time opportunities others might overlook.”

Creating Value from Day One

Mikey’s role begins even before we acquire a property. As part of the investment committee, he evaluates each opportunity from a value-add lens. During site visits, he looks for CapEx requirements, inefficiencies, and operational levers that can be pulled to create value. That includes everything from repaving roads and managing wastewater systems to identifying infill opportunities or expanding lot capacity.

“One of the first things we do is meet with the seller. often a mom-and-pop owner and learn everything that might not show up in a report,” Mike notes. “That kind of local knowledge helps us plan ahead and optimize operations from day one.”

Standard Playbooks + Unique Solutions

While some value-add strategies like infill, CapEx improvements, and lease-up are part of a standard playbook, every asset presents unique challenges. Whether it’s managing dozens of septic systems or rethinking how to extend a campground’s operating season, Mike and the team are constantly evaluating how to enhance performance and investor returns.

One example: After identifying the opportunity to winterize a campground, the team worked with development and field managers to convert select sites into year-round units dramatically increasing NOI in the process. Learn more about how this asset's story here.

A Collaborative Structure with Real Accountability

Operating across ~30 states, Crystal View Capital’s success hinges on strong communication and layered field support. Each property benefits from a structure that includes on-site managers, regional managers, asset managers, and the development team all working in sync. This structure ensures decisions are grounded in on-the-ground insights and executed with a high level of accountability.

As Ben points out, this hands-on approach is more than operational—it’s cultural.

“We have a chip on our shoulder against third-party property management,” he says. “Nobody cares about these assets more than we do because they’re ours. They belong to our investors. And that drives everything we do.”
