Newly Acquired: 180-Site MHC Portfolio Acquisition in Pine City & Braham, MN with Projected 17.8% IRR

At Crystal View Capital, we’re all about creating value from day one—and then going beyond. While we often talk about the initial steps we take within the first 30 days of acquiring a property, our real value-add work doesn’t stop there. 

Our team is always on the lookout for new opportunities to unlock even more value. A recent success story comes from our storage portfolio in Panama City, FL, where we were able to generate approximately $650,000 in value. Here’s how:

Portfolio consists of three properties featuring 413 storage units and 9 commercial spaces, all located just 5-10 minutes apart. Through close collaboration between our asset management and field team, we optimized our service contracts with our call center and landscaping services, which resulted in decreasing operating expenses by $13,000 over the past six months. We also saw a chance to bring commercial rents up to market rates, further boosting value.

Value-Add Strategy

  • Revenue Growth: Our strategy includes executing 75% of utility reimbursements within the first year, followed by a 6.4% rent increase to bring rates to market in the second year. By moving forward with this, we expect to create approximately $2.6 million in value at a 6.5% cap rate.

  • Occupancy Growth: Leveraging our in-house home sales coordination team's deep understanding of Pine City and the surrounding markets, we plan to boost occupancy by bringing in new homes and rehabbing existing ones.

  • Community Enhancements: Our in-house asset management team plans to implement upgrades to amenities and essential repairs to improve the living experience for residents through thoughtful improvements and maintenance.
